My two concerns about the Peebles plan for the Quarry are 1) the number of housing units and 2) the nature of the retail stores proposed. I checked both the web sites of R. Donahue Peebles and Andres Duany and neither contained retail store specifics. I emailed Mr. Peebles about six weeks ago and received no response.
Former Planning Commissioner Remi Tan states, "Although we have a few unique local stores, none offer low price/high quality/variety of staple goods for everyday needs." Does the Peebles plan propose such stores? Right now the quaint shops in Rockaway offer little practical attraction and more of the same would not fill this city's needs.
Pacifica's residents are down-to-earth people who need a practical town center.
The city of Pleasant Hill has a lively 33 acre town center which includes a movie theater, affordable restaurants, a Border's Books, Bed Bath and Beyond, a hotel and significantly less housing than the proposed 48 acre quarry project while serving a population comparable to Pacifica's.
This is more in keeping with the kind of development that would improve Pacifica's tax base while enhancing the quality of life.
I am keeping an open mind about the Peebles project and would like to hear Mr. Peebles address the practical nature of the retail stores he proposes and give examples of the same in his other developments.
